Understanding Your Wants and Needs: Before moving forward on the sale of your property you will be asked to share your wants, needs and concerns. Are you in a hurry to sell? Are you more concerned with the highest profit margin? Is this property part of a tax deferral exchange that has important timing consequences? Do you want only those offers that allow for a quick closing? Your desires and needs are critical in determining the best approach to selling your property..
Accurate Pricing Through Market Analysis: I will examine sales in your property area and market trends as part of our discussions of what price we feel would be appropriate for your property. Additionally, market conditions will be monitored throughout the sales process and recommended price adjustments suggested as needed...whether that is up or down.
Marketing Your Property: Putting a "For Sale" sign
in front of your property is one small step towards a timely and profitable
sale. As a professional listing agent, my services go far beyond just the sign.
We will discuss appropriate improvements or embellishments to your property to
enhance its desirability. Your flier box will not be left empty. Your home will
be advertised as needed. Open houses will be held at your desire and
convenience to maximize showings. Your property will be given priority
placement on my website. When potential buyers make contact I will be available
to show your property as soon as you want it to be shown. And, here is the
kicker: all of these efforts will not wane over time. Your property will be a
top priority of mine from day one through the day it is sold. Assistance in Negotiations and Escrow: This stage of "selling" a home is every bit as critical as the others. I will be on hand to give advice about offers and during negotiations, providing insights from years of experience in this process. And, once the property enters the escrow process, I will attend to any and all issues that may arise in order to assure all proceeds in a timely manner according to escrow instructions.

Fee
OptionsTypically, listing agreements include a fee required of the seller between 6 and 7% of the final sales price. Of this amount, payments are split between the listing agent and that office and the agent and agency that represents the buyer. As you may see from the list of services above, this fee is money well spent. Time, marketing, and advertising costs are significant when professional selling packages are provided. And, I am open to discussing reduced fees that parallel reduced services. For example, if your property sells within a few days of it being put on the market, then it makes sense for you to pay less to me, as the extended effort I would have put in is not required. Or, if you prefer to not have open houses, advertise your property, etc., then it is possible to reduce my fee as well. My approach to fees mirror my commitment and professional service: I am dedicated to your wants and needs, including being fair about what I charge.
